The Costs Involved in Selling Your Property

Our approach to the sales process is to be completely transparent by listing the full range of costs that will be incurred so that our customers can manage their budget and make well-informed decisions.

 

These fees will or may include:

  • LA Agency fees will be provided in your Agency Agreement.
  • Legal fees for the creation of contracts by a solicitor or conveyancer you choose to work with.
  • Building and pest inspection reports, to make sure your home is free of any issues.
  • A professional property valuation.
  • Cosmetic repairs (prior to advertising), which might be minor or major depending on the type of repairs and/or maintenance required.
  • Professional photography to present your home in the best possible light.
  • Refinancing or switching to a new home loan or mortgage fees may be required if the market value of your home increases or decreases.
  • Strata fees, land tax and council rates that apply to your property will be required to be paid up to the settlement date.
  • If you have chosen to sell your property at auction, auctioneer's fees may not be included in the Agency Agreement.
  • The costs associated with moving from your property to your new home.

If your property needs a fresh look we can engage the services of a property stylist to maximise your property’s appeal by either giving it a partial or full restyle.

 

Promoting your property is essential to achieving a successful sale. We will design a marketing campaign to include professional photography, Internet, signboard, local marketing and newspaper advertising. Additionally, your property will be marketed to owners currently living in a strata scheme being managed by Strata United.

Your agent will be present at every open house and private buyer inspection and will provide you with immediate reporting and feedback. This will ensure that we are on the right track and will allow us to make adjustments along the way, if required, to adapt to the market climate.

 

On your behalf, we will send contracts to interested buyers and liaise with all of the parties involved in the process including financial institutions, building inspectors, trades people, solicitors and conveyancers.

 

If you choose to sell your property at auction we will run your auction sale event, negotiate with the buyers and work the auction environment to achieve the highest possible price for your property.
